03 How it works
From the first visit to closing. For an apartment with a clean title, the whole process usually takes 9 to 14 weeks; for a house with a right of way or a probate sale, longer.
We walk through the property, measure it and check the folio. The visit and a verbal valuation are free. A written valuation comparing five recent sales from the Property Price Register costs €120, and it's deducted from our fee if you sell through us.
We sign a letter of engagement setting out the asking price, our fee and the term. We arrange the BER certificate and floor plan, and fill in any missing documents.
We photograph the inside and outside, draw a floor plan with room sizes, and list the property on six portals, on this website and in our buyer database.
We handle the viewings, so you don't need to be there. Every other week you get a written report on how often the listing was opened, the viewings and buyers' comments.
Once a sale is agreed, the buyer pays a booking deposit into our client account. If the buyer is taking out a mortgage, we coordinate with the lender and the valuer.
The solicitors draw up and exchange contracts, and we prepare the handover with meter readings. On closing, the money is released, we hand over the keys and the utilities are transferred.
04 The people in the office
Each property is handled by one agent from the first visit through to closing. There's one shared phone number, and each agent has their own extension. You can ask for a particular agent in the form.

05 What we do for you
The seller only pays our fee when contracts are signed. Buyers pay us nothing — just their own solicitor, stamp duty and Land Registry fees.
All of this is included in the 2.4% fee for a sole agency sale. Nothing is added afterwards.
Joining the buyer list is free and doesn't commit you to anything.
06 Fees and prices
Our fee is due when contracts are signed, not in advance. If the property doesn't sell, you pay nothing. The amounts shown are final and include VAT.

07 Financing your purchase

We gather the paperwork with you so the lender doesn't send the application back for more.
With a mortgage, we keep the property reserved for 45 days so the whole process can go through.
08 Lettings
We can find you a tenant as a one-off, or manage the property for the whole tenancy. The landlord pays our letting fee; the tenant pays nothing.
If the tenant leaves within three months, we find a new one at no extra fee.
You can end the management agreement with two months' notice, with no penalty.

10 Our office
The office is on the ground floor, with no steps. We also do viewings outside office hours, and at weekends by arrangement.

We do viewings after 17:00 and on Saturdays too — arrange a time by phone. Saturday office appointments must be booked by 16:00 on Friday.

11 Payments
The purchase money never goes through our account. It's paid between the buyer's and seller's solicitors and released on closing.
You get a receipt for every payment, and we can invoice a company.
These costs are usually paid by the buyer, unless the parties agree otherwise.
12 Terms
You get the draft letter of engagement in print at least a day before signing, and it's signed at the next meeting. Agreements don't renew automatically — they end when their term is up.

The seller pays the fee, and it's only due when contracts are signed, within 7 days. With sole agency it's 2.4% of the sale price, minimum €1,900. If the property doesn't sell, you pay nothing — not for advertising, viewings or the BER certificate.
No. Without sole agency the fee is 3.2% and the agreement runs for 3 months. Sole agency lets us invest more in preparation and marketing, so the rate is lower. You can end it with 30 days' notice without giving a reason.
We start from actual sales of comparable properties in the same area over the last 12 months, from the Property Price Register — not from asking prices. We factor in the condition, floor, aspect, BER and running costs. You get a written range and a recommended price; the final decision is yours.
For an apartment with a clean title and complete paperwork, usually 9 to 14 weeks from signing with us to closing. From sale agreed, the solicitors usually need 8 to 12 weeks. Probate, a right of way or an extension without planning make it longer, and we'll warn you about that at the start.
No. Once we have the keys, we handle viewings ourselves, evenings and weekends too. We always check in advance that the buyer has real financing in place. After every viewing you get a short report on what the buyer liked and what put them off.
That's covered up front. With a mortgage the property is reserved for 45 days, and if the lender doesn't approve the loan, the booking deposit is refunded to the buyer in full. The property goes back on the market and we carry on with other buyers.
Yes, it's common. Your solicitor gets a redemption figure from the lender, and on closing the price is split: part goes straight to clearing the mortgage and releasing the charge, and the rest to you. The solicitors handle the whole process, so neither side carries any risk.
Yes. The fee is one month's rent, minimum €450, paid by the landlord. It includes tenant checks, the tenancy agreement, the inventory with meter readings and RTB registration. We can also manage the letting for the whole tenancy.
You'll need a grant of probate, or letters of administration, for the estate. Until it issues, we can prepare and market the property, but contracts can only be signed once the grant is in place. The personal representative named in the grant signs on behalf of the estate.

Training is led by the office manager. For the first three months you work alongside an agent with their own listings, and you get a share of the fee from your first completed sale.
